A crack is a symptom. Something under or beside the footing moved, and until that is addressed the patch will reopen in the same place.
Settlement is the house going down, usually because the soil under a footing consolidated or washed out. Heave is the house going up, which sounds absurd until you have seen Utah clay take on water. The expansive lakebed clays across much of the valley floor swell when wet and shrink when dry, and a footing sitting on them rides that cycle. The two failures look similar from the outside and need completely opposite fixes, which is why a diagnosis that skips the soil is worthless.
Steel push piers are driven with the weight of the structure until they hit load-bearing strata, then the footing is transferred onto them. They suit heavy structures with real load to push against. Helical piers are screwed in to a measured torque and carry load without needing structural weight to install, which makes them the right answer for lighter structures, additions, decks and porches. Both take the house off the problem soil. Which one is correct is an engineering question, not a sales question.
A basement wall bowing inward is not settling, it is being pushed. Saturated soil against the outside of the wall exerts hydrostatic pressure, and in a wet spring that load rises sharply. Horizontal cracking partway up a block wall is the classic signature. Fixes range from carbon fibre straps for minor deflection, to steel I-beams, to wall anchors that tie the wall back to competent soil out in the yard. Grading and drainage almost always have to change too, or the pressure just returns.
Elevation readings across the floor so movement is measured rather than eyeballed, crack mapping with widths recorded, moisture and drainage observation outside, and a written scope your structural engineer can read without translating. If a foundation is a genuine structural concern we will say so plainly — and if what you have is cosmetic shrinkage cracking in a slab, we will say that too and not sell you piers.
No, and most are not. Thin vertical cracks in poured concrete are usually shrinkage from curing and are common in the first year or two. What earns attention is width over about a quarter inch, horizontal cracking, stair-step cracking through block mortar joints, doors and windows that stopped closing, or any crack that measurably grows. Movement over time is the signal, not the existence of a line.
Partly, and we will not promise more than that. Piering stabilises and often recovers some elevation, which closes cracks to a degree. Full cosmetic recovery is not the goal and chasing it can do damage — lifting a settled house too aggressively breaks plumbing, drywall and tile. Stability first, appearance second.
