Replacing a settled slab costs several times what lifting it does, and takes days longer. Lifting is usually the right call.
Utah slabs settle for three main reasons: poorly compacted backfill under a slab poured too soon after construction, soil washing out from under an edge because water was directed there, and expansive clay cycling wet and dry beneath it. Driveways and garage aprons over utility trench backfill are the classic case, because that trench was never compacted to the same standard as the surrounding ground.
Polyurethane foam is injected through small ports, expands to lift the slab, weighs a fraction of what mudjacking slurry does, and cures in minutes so you can drive on it the same day. It does not add load to already weak soil. Traditional mudjacking uses a cement slurry through larger holes; it costs less and remains reasonable on stable soil with a heavy slab. On soft or expansive ground, adding the weight of slurry is working against yourself.
A settled slab against a house is not just a trip hazard. Once a driveway or patio pitches back toward the foundation it becomes a delivery system aimed at your basement, and it will keep feeding the wall until the slope is corrected. A lot of the wet-basement calls we take start as a concrete problem.
Slabs that are severely cracked into many pieces, badly spalled, or crumbling are replacement candidates — lifting fragments just makes a jigsaw. We will tell you when you are past the point where lifting is honest.
The lift itself is permanent in the sense that the void is filled and the slab is supported. What is not permanent is the soil behaviour that caused it. If water keeps washing out the same edge, it will settle again — which is why the drainage cause gets addressed as part of the job rather than left for later.
Foam injection uses ports around the size of a coin and the work is typically done in a few hours with no excavation. Mudjacking uses larger holes and more cleanup. Neither requires tearing anything out.
