Bench homes on alluvial fans, valley homes on clay — two different problems.
The benches below Little and Big Cottonwood are alluvial fan deposits — coarser, better draining, generally more stable. Drop toward the valley floor and it becomes the same expansive lakebed clay as the rest of the valley.
Heavy 1970s–90s subdivision growth in Sandy, newer large hillside homes through Draper. Full basements almost universally, and finished at a very high rate.
Hillside and cut-and-fill lots dominate the Draper side. A house cut into a slope has a subgrade wall holding back saturated soil on the uphill side every spring, which is the single most common cause of bowing walls in this corridor.
